Right now, the federal government is offering an $8,000 tax incentive for first-time homebuyers. Under the government’s definition, a first-time homebuyer is someone who has never owned a home before, or has not owned a home in the past three years. This means that if you purchase a home, and don’t have any tax liabilities, you could qualify for up to $8,000 in actual cash. This tax incentive ends on Nov. 30, 2009.

“So, if you or anyone you know is even considering purchasing a home, now is the best time to do this. I really believe you will never have a better buyers’ market than we do right now. Interest rates are low, home prices are low, lenders are lending—and now, with the $8,000 tax credit, and you’re actually being paid to buy a home,” Scott said.

Potential home buyers don’t pay Scott any fees. The seller paid the closing costs– this saved my client $4,000. He put down $4,655, and his monthly payments will be about $930 on a 30-year fixed mortgage,” Scott said.

Scott also recently helped a retired couple who didn’t think they would ever own a home again. The husband worked in law enforcement for 30 years, and the wife was a stay-at home-mom. “They’ve been renting for years, and decided to give me a call. We got them into the home of their dreams in Sandy. The house sold for $260,000. He was able to utilize his Veterans Affairs benefit, which allowed him to come in with no down payment at all. This family’s monthly payment is approximately $1,800,” Scott said.
